We check if there is any secured finance/Mortgage is outstanding on the property.
Residency is checked
We check to ensure that the property is the main residence of all the deed holders and not rented or occupied with tenants.
First charge
We check to ensure that the deed holders haven’t already released equity from the property.
Property construction
The property is of standard construction (no concreate or steel frame properties).
Location
We check that the property is in England, Wales, or Scotland. The location of the property is one of the few criteria that can be applied as part of the standard lead (subject to availability).
Lease Hold v Freehold
We clarify whether the property is on lease hold or free hold (if lease hold, we check that they have more than 75yrs left on lease).
Commercial activity
We check that there is no commercial activity in the property or operating within 100m from the boundary of the property.
